BHNC as an Asset Manager

Asset Management

BHHC’s portfolio represents a breadth of complex funding arrangements significant for its modest size. Properties in the portfolio reflect a variety of HUD and low-income housing tax credit programs including HOPWA, LOSP, Section 8, PRAC etc.

Among the 584 residential units that BHHC owns, BHHC currently provides asset management for 197 units, including tax credit units, HOPWA sites, PRAC, a senior building, a building for adults with disabilities, and small sites.

The asset management team has experience in resyndication, major rehabilitations, some of which required tenant relocation, and even a fire at one of our small sites, 407 Monterey. BHNC’s Asset Management team formulates and coordinates all management issues, oversees contracted property management for our 584 residential units and supportive service providers, manages design and implementation of preventative maintenance and ongoing capital planning, and monitors the financial position of our properties to ensure long-term stability. The structure of our asset management team is designed to leverage the current skill sets. Some of the staff roles and responsibilities are nontraditional, while allowing it to build capacity for the future.
